Cortijo Dormilón is a large south facing 3 bed, 3 bath off grid Cortijo near the small town of Chirivel a short drive from the larger town of Vélez Rubio in the province of Almería, Spain.
The property has recently completed a sensitive reform to provide a spacious and comfortable family home. Electric power is provided by a 6900W solar system with reserve generator, a separate solar plate provides hot water with a back up gas condenser boiler. Mains water is provided to a 5000 litre water deposit during the winter, however the pressure can drop during the growing season, when this occurs the Town Hall provides water via a tanker when requested. A ten person eco pozo (cesspit)has been installed, this is maintenance free provided it is treated properly. A large 16KW wood burner with back boiler supplies hot water to 11 radiators around the property. A tilled terrace wraps around the south and west of the property.
A Cheap Spanish Life
This is a very cheap property to run with payments for water, local tax(IBI) and bins(Basura) totalling less than 80€ a year. During the winter of 2016/2017 we spent 560€ on wood for the central heating, We are lucky to have reliable 4G, 20mbps internet; this can be difficult in some areas rural of Spain.
The property sits on a piece of uncultivated land of approximately 1400 square meters, an area immediately to the south of the property has been fenced for a dog run, there are two further sections of land, an uncultivated oblong field of approximately 5000 square meters and a third piece that has an abundance of Spanish Oak, this tree is a protected species so nothing can be done with this apart from enjoy a picnic maybe.
The Local Area
Chirivel is a 5 minute drive and has everything you need, a pharmacy and health centre, two banks, bakers, butchers, fish stalls, Friday market, several small supermarkets, large builders merchants, service station, garden centre, garages and numerous cafe bars. A small distance to the west is the village of El Contador which has a modern hotel, restaurant and cafe bar that provides very good quality meals at very reasonable prices. A three course meal (menu del dia) with wine can be enjoyed for a little more than €20 for two people during the week.
The Town Hall pays a local Bi Lingual English resident to help new residents with the process of becoming registered and integrated into the local community, she also provides Spanish lessons should you need help.
Good connections to local larger towns of VéLez Rubio, Baza and Albox provide access to everything you need. The Cities of Granada, Almería and Murcia are also easily reached on roads that are generally not busy at all.
From the property there is an extensive network of caminos and ramblers for walking and biking without the need of going near any tarmac. The mountains of Los Vélez lie just to the north that provide excellent days out and fantastic vistas.
