Harpsbridge House a large family-sized home, one of three sharing a private lane in a rural village set on the edge of the Saltfleetby-Theddlethorpe national nature reserve, where the expansive beaches and dunal systems are a practically doorstep adventure playground. It is a registered smallholding set in an L-shaped plot of approx 1.2 acres, which includes a 10m by 7m commercial grade polytunnel and extensively enriched fruit and vegetable growing areas containing an assortment of established fruit trees, nut trees and soft fruits including a productive apple orchard (approx 10 years old).
The land also includes a 8m x 4m brick built workshop, purpose built apple store and other produce stores, wood stores, animal housing, large animal pen, a multi purpose covered area that could be used as a garage, and 2 caravans, which we have used for storage and also for volunteer (HelpEx/WOOF)accomodation in the warmer months.
Harpsbridge House is fully double glazed and well insulated, and is heated by wood fired central heating and/or secondary heating in the form of a wood burning cooker. As well as the main solid oak framed double glazed window to the front garden there is also a small UPVC framed tilt and turn window that opens into the outdoor room to facilitate passive solar heating on suitable days.

At the moment, we don't consider this as part of the main house and it is in need of new windows, door, etc.
Harpsbridge House has been a wonderful family home for us for the last 16 years and our rural/coastal location has been an amazing place to bring up our family and educate them holistically. We have enjoyed developing our plot using permaculture principles and became the UK's first Permaculture 'LAND' project in 2009. Changes in extended family circumstances have necessitated a relocation to the other side of the country so we are hoping, through Greenshifters, to reach buyers that can build on the work we have started here to develop the plot into a productive and environmentally friendly growing space.
