|8 bed house and large studio, huge barn and outbuildings on about three acres in South West France, to exchange for a minimum 4 bed + 2 bed single storeyed annexe (or separate bungalow) along with min 1 acre land, in a rural area of the UK or Republic of Ireland.
We love it here, and are quite conflicted about whether to move or not! Work and family commitments mean that now might be the right time to move, but only if we can find the right house to move to.

Our house and land is fully detached and enclosed from all neighbours, which is quite hard to find in France. We certainly searched long and hard to find it. It has B&B potential or flexible accommodation for multi generation family living and/or working. This department is the second sunniest region in France.
Comprises a stone-built three storey house: on the ground floor, 4 double bedrooms, bathroom, large living room and 40m2 dining kitchen; first floor comprises 3 large double bedrooms, a large open plan reception area and a very large bathroom with Jacuzzi bath; a lovely 120m2 open plan room on the 3rd floor with exposed beams and feature vaulted ceilings.
Solid wood flooring throughout, apart from the kitchen and downstairs bathroom which have slate tiles. Mix of hardwood double glazing with some original hardwood single glazed windows. The whole house feels light and airy with plenty of natural sunlight filling each space.
Wood fired heating/cooking range in the kitchen which also heats the rest of the house via cast iron radiators. Wood fired feature double-faced stove between the dining area and living room. Solar hot water. Rain collection and storage system which could be updated to work again (we've never used it). Loads of roofs to collect water, and plenty of South-facing sloping roof suitable for more solar panels.
Studio room of approx 50m2 with concrete floor and wooden double glazed windows. Approx 90m2 concrete floored barn attached to the house, going to double-storied height, with additional 40m2 mezzanine over the studio room. These two spaces currently used as office and sculptor’s studio.
Gated driveway leading to garage, huge open-sided hangar, 2 stone cottage outbuildings. Other outbuildings, old orchard of about an acre, and grassed areas totalling about 3 acres in all. Walnut, cherry, peach, apricot, medlar, mulberry, plum, greengage, apple, pear and quince trees. Various areas of coppice trees planted approx 10 years ago, including ash, field maple, beech, birch, hazel, wild cherry, hornbeam, willow and rowan.
The house is on the edge of a small hamlet with no immediate neighbours, but friendly folk nearby. A five minute drive to the nearest town, 40 minutes to the nearest city (with airport with links to UK + TGV station) 1.5 hours to glorious sandy beaches.
We’re quite flexible on where we want to move to. Republic of Ireland is a preference. We want to be in a rural area, but with access to a city. We need to be within reasonably easy travel to London, but that could be by plane or train.
We need minimum 4 bedrooms, with a further study room. We need an attached annexe of good size or, for preference, a detached 2 bedroom bungalow for our multi generation family. Of absolute necessity is a very large space that can be used as a sculptor’s studio. We need to be nestled within our own land, preferably of an acre or more: we are very private people and value our own space and a reasonable ‘buffer zone’ between us and the rest of the world.
(The valuation is an approx figure as no formal evaluation process has been started, yet ... as I said, we are very unsure we actually want to leave, so all this info is hot off the press! Cash adjustment either way may also be possible)
