On the market for the first time in 43 years is my parent's house, Church House, or to use its original name, Church House Farm. They always said they'd sell when my father struggles with the lawnmower and at 90, the time has come.

They have used the place as a haven for rescue animals, including ponies, sheep and many dogs and birds and it has been a fantastic, magical home.

The property is a very charming and spacious mid-18th century traditional Westmorland longhouse. Surrounded by mature gardens and with its own 1.3 acre field, this beautiful place would be suited to a wide variety of uses including a self-contained smallholding with animals and vegetable gardens. Due to the size and layout, the property could easily be used as a full-time Air BnB. At one point, cakes were produced for Holland & Barrett in a fully fitted commercial kitchen set up in the conservatory, which would be easy to reinstate. The possibilities are endless. We have never sought planning permission for the field but this would be another option. (There is a public right of way fown the edge of the field but this causes no bother; in fact it's been very pleasant to have the odd chat with people exploring the gorgeous countryside.) An ideal family home; large, rambling, with character and soul.

The house consists of:

A spectacular converted barn with an impressive double height ceiling.

Outside there is a studio room (used as an art studio) and two converted animal houses with electricity and lighting, easily convertible to living or work spaces or of course for animals. One has the stunning original oak beams.

Surrounding the house is an eighth of an acre of beautifully cultivated mature gardens with an extensive array of shrubs, perennials, old English roses and mature trees including cherry, poplar, pine and birch. There is a well established composting system set up in the field, and willows have been planted down by the beck (small stream) flowing through.

On the gravel drive are two large garages, one with double wooden doors, the other up and over, with fitted workshop space in each; plenty of space for a ride on mower or suchlike. One garage has a full-length workbench, both have tool stations on the wall.

In typical Westmorland farmhouse style, the house has original oak beams and flooring in many places. The original door from the mid 1700's leads out of the office and the original bacon hanging hooks are still in place in the living room; the other end being where the buttery once was.

It would be an easy job to knock the barn room through to the studio to create a self-contained flat with one of the bathrooms; likewise fitting a gallery level to the barn.

Full central heating (oil) and an open fire. The fireplace in the barn room/bedrooms could be easily reinstated. The house is beautifully wallpapered in country cottage florals, or pale neutrals.

It’s impossible to talk about the house without mentioning the wildlife here, which is extraordinary in its diversity and abundance. Church House is a registered hibernaculum for Pipistrelle bats, who nest in the attic at one end of the house, and put on a display every evening (outside I hasten to add, though they have made it downstairs twice!).

The garden has been lovingly cultivated to attract an incredible array of birds & whilst washing up and looking out the window, you are likely to see woodpeckers, pheasants, (named, they need feeding!) any and all forms of tits and finches, tree creepers, wrens, robins, pigeons, buzzards (who respond to calls!), crows (Hoppy the crow comes every day, recently started eating pasta), curlews and oyster catchers in the field beyond, partridges and pied wagtails, this year a duck has arrived..housemartins nest in the eaves, the list goes on. There are owls around the other side of the house and each year the swallows return from Africa to nest in the garage.

We have rabbits, moles, voles, tame field mice, the place is nothing short of a nature lover’s paradise. Several times a year, the back field is home to small herds of very friendly cows (can be petted over the wall) and flocks of sheep.

The views from every aspect of the house are stunningly beautiful; either looking out over the garden, the fields or to the Cumbrian fells (and the Lake District mountains Blencathra and Helvellyn can be easily seen from the kitchen window) The light pouring into the house on a sunny day in the early morning, or the spectacular sunsets casting a golden light in the evening are really quite something.

Location
Situated in the heart of the Eden Valley, named for its extremely fertile land, it’s a grower’s paradise, perfect for a smallholding.

Less than 5 miles away is the charming and ancient market town of Appleby in Westmorland, a small but vibrant town with the excellent Appleby Grammar school, a modern health center, swimming pool, art gallery & painting supplies, restaurants, bakery, independent shopping and of course, the world famous Appleby horse fair in June, bringing in many thousands of visitors every year (the surrounding roads are full to the brim with grazing horses, painted wagons and trap racing). Air BnB operating from the house would no doubt be booked out months in advance.

Within 20 minutes drive of Penrith, known as the the gateway to the Lakes, 30 minutes the other way to the stunning North Yorkshire moors, 40 minutes to Carlisle and 20 minutes to the M6, the house is ideally situated for very easy access to both amenities, city access and some of the most breathtaking landscapes in The UK.

Broadband is regular, not superfast, but my parents have run their businesses here successfully (as have I when I visit) so it isn't an issue unless you have a non-negotiable need for superfast.

The house is really a self-contained paradise and whilst some modernisation would benefit, the house is ready to move comfortably straight into. Lastly, a word about Cumbrians for those that don't know the county:the friendliest, most welcoming, laid back, non-judgmental people in the country. You will be welcomed!
